Your apartment has been designed with simplicity and convenience in mind. Most items within it are self-explanatory, but if you need any assistance, please just ask.
Despite our best efforts to ensure each apartment is finished to an exceptional standard, occasionally things will go wrong. The most common maintenance items are detailed below.
Leaks
We have tested each apartment extensively prior to handing them over, but leaks can still occur. If there is a major leak anywhere inside your apartment, the most important to do first is to turn off the water. You can do this by going to the plant room (where the cylinder is located) and turning the levers titled Mains Water 90 degrees to the off position.
Once you have done this, if the leak is persisting, please turn off the other remaining levers titled Cold Water and Hot Water. Once you have done this, please immediately refer to the list of phone numbers above and contact us without delay.
Electrical Failure
If there is an electrical failure, don't panic! Though rare, if you've had a power cut in your home, there are several possible reasons.
Generally, the cause will be unrelated to your specific property and be something the electricity supplier will fix.
If your neighbours seem to still have power, the issue may be isolated to you. In this case:
- Check your smart meter to make sure there is a positive balance on it.
- If there is a positive balance, check the fuse box (generally located in the hallway) and make sure that all the switches are up. If any are down, try pushing them back up again. If they trip down again, leave them down and contact us for further assistance.
- If you plugged in or switched on an electrical appliance just before the power stopped working, unplug it. Itmay be defective, causing a short circuit and should be repaired or returned.
Remember, live electrical current can kill, so take extreme care around electrical items. If you are unsure of what steps to take, do nothing and contact us immediately for assistance.
Heating System
The heating system is through Dimplex electric heating, so if your heating isn’t working, it is likely because the radiators are switched off or because there is a power failure. Please check the power switches on the radiator controls, and then check the fuse box to see if any of the switches are down. Maintenance requirements
In order to maximise and maintain efficiency for the year, you can monitor your heating and control it even when you are away from your apartment by download the Dimplex Control app from the App Store or Google Play store that is explained in the attached Dimplex information booklet.

Ventilation
Please note this is a managed property and all ventilation systems will be managed and maintained by the maintenance company on a regular basis. However, if interested all details about the ventilation system installed in the units are available in the O&M booklet in the below attachments and details on who to contact if problems arise are also included in the booklet.
- A mechanical ventilation system with heat recovery (MVHR) is installed in each apartment that is critically important in the buildings ability to ensure excellent indoor air quality and moisture contol. The unit extracts from the kitchen, utility and wet areas (bathrooms) and provides fresh air to the living area and bedrooms. The system uses a heat exchanger to heat the incoming fresh air with the waste heat from the extract air from the bathrooms.

Renewable Energy Systems
There are renewable energy systems in Two Three North, comprising of the Edel hot water heat pump and in some apartments, photovoltaic panels (see below).
The heat pump system is operated in line with information provided in the operation manual which is included below this article.
Photovoltaic Panels are installed to service the Penthouse level apartments only. There are typically 2-3 panels per apartment. The solar modules installed provide a peak power of 310 Watts at a nominal voltage of 38VDC. The solar modules are mounted on roof top at a fixed tilt angle facing true south for maximizing the average annual power output. The modules are connected in series/parallel, and numbers of strings are routed up to inverter. An inverter panel is located in the penthouse apartment distribution board and provide free electricity when available that will maximise energy efficiency.
Smart Electrical Metering
All meters are Pinergy smart meters and details on how the system works is available on the pinergy smart app. Login details and customer service details are all supplied to separately by Pinergy for individual units. The Pinergy smart meters for homes provide full control over your daily energy consumption on a daily, weekly, monthly basis and supplies 100% renewable electricity for homes with insights to optimise your consumption. Water Efficiency
Water for drinking, showers, appliances, and cleaning is provided by Irish Water mains that serves the entire scheme. Vesta recommends all residents to conserve water usage as much as possible in order to promote sustainable living at Two Three North, Clongriffin. Residents should save water as much as possible by following the below lifestyle measures, tips and guidance:
Apartment Bathroom Tips:
- Take a shower instead of a bath to reduce usage
- Take a shorter shower. This can save up to 10 litres per minute
- Turn off the tap when brushing teeth
Apartment Kitchen Tips:
- Run your washing machine and dishwasher less frequently on full loads only
- Use a basin in the sink when rinsing food and use it to water plants
- Keep a jug of water in the fridge instead of running the cold tap
- Advise the facilities manager of leaking taps and running toilets an have them mended.

The water heaters, water pump and plumbing to kitchen and bathrooms are all subject to annual preventative maintenance contracts administered by Vesta.
There are no water bills payable by the residents as there is fair usage allowance per apartment. However, if there is over usage reported within the apartment, Vesta will be in contact to ensure water efficiency is maintained on an ongoing basis.

Annual Maintenance
As Two Three North is a managed development, there is an annual preventative maintenance programme in place with the various contractors appointed by Vesta on behalf of the development owners. Maintenance contracts are formalised with Service Level Agreements in place to ensure the best of standards are maintained throughout the scheme on an annual basis.
External windows and surfaces are cleaned regularly and subject to annual maintenance contract including a bi-annual deep clean to basement and external lobby entrances and windows.
Gutters, downpipes and drainpipes are subject to annual checks and maintenance and may occasionally this may mean access is required to your apartment by contractors. If this arises, you will be contacted in advance by a member of our team.
